Top House Realty architects come through final of prestigious competition

The architecture department of Top House Realty headed by Robert Podjapolskis has come through the final of a residential housing complex design competition for the south-east administrative district of Moscow. The competition took place in August 2014 and was carried out by the Moscow Architect Union and the Regional Urban Planning Centre through the request of “Morton” development centre. The new housing 9-hectare complex will accommodate 200,000 m2 of living space, a kindergarten, 100,000 m2 of offices, cafes and shops.

The project offered by Top House Realty architects is a natural oasis in the middle of a densely built-up multistorey district. According to the project, a modern park integrating diverse multifunctional spaces giving shape to the buildings surrounding it will become the centre of the complex. This idea permits the architects to unite parks and squares located nearby. A green artery crossing the territory of the object makes the space green and vivid. The project mixes different types of buildings: residential and office buildings are allocated without strict zoning, which stimulates pedestrians to walk on the green part. One of the main characteristics of the complex is the integration of nature into the daily life of the residents. The flats were projected taking into consideration the more and more changing and dynamic needs of the modern society. Standard-type apartments are interchanging with flats with lots of light in the living rooms and on the terraces.

The area for future project implementation is situated in the south-east of Moscow, close to the historical centre of the capital. Although the area is very centric, its architectural potential has not been efficiently used until now.

The competitors had two main tasks:

-to work out a strategy of the development and architectural renovation of the territory and offer the most efficient architectural decision taking into consideration the modern opportunities in the sphere of construction and the demands of the regulatory framework effective in Moscow;

-to try to create a comfortable and friendly environment as well as a sustainable and safe space for daily life.

The competition jury was compounded by representatives of the most prestigious and famous noncommercial organizations uniting professional architects with high professional skills, including Russian Architects Union, International Architecture Academy, Russian Architecture Academy, Moscow Architecture University, etc.

Ten projects with the highest points were chosen by the jury.
